This course offers a basic understanding and knowledge of residential sales comparison and income approaches to appraisal. It includes the valuation principles and procedures applicable to both approaches. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rent multipliers. The rule does not say the student needs to own the text but the student must take the text “home with them”. As a result, when a student registers for either a 7 Hour USPAP Update Course or the standard required 15 Hour USPAP Course or a “package pricing” with a USPAP course as part of the package, $100 will be automatically charged to the student for the purchase of the 2010-2011 USPAP Manual that the school will issue to the student on the first session of the course. If the student brings their current manual to the school the school will issue on the first business day following the class, a $100 refund to the student at the same time the Certificate of Completion is issued to the student at the end of the course.
