PLEASE NOTE: In the current real estate market environment plus with the huge number of various courses appraisers need to take has caused many schools to have to cancel appraisal courses because of lack of students. Cooke Real Estate School makes a strong effort to provide the course even with just a very few students.

If you are interested in taking a course, please register early because sometimes students try to register at the last minute only to find the course has been canceled. If the student had registered earlier, the school might have provided the course. So please register early if at all possible. If the school cancels the course, the school will refund 100% of the tuition fee paid.

This course offers a basic understanding and knowledge of residential sales comparison and income approaches to appraisal. It includes the valuation principles and procedures applicable to both approaches. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rent multipliers. The 2010-2011 edition of this course requires that all students have in their possession during the course a copy of the current USPAP manual. The rule does not say the student needs to own the text but the student must take the text “home with them”. As a result, when a student registers for either a 7 Hour USPAP Update Course or the standard required 15 Hour USPAP Course or a “package pricing” with a USPAP course as part of the package, $100 will be automatically charged to the student for the purchase of the 2010-2011 USPAP Manual that the school will issue to the student on the first session of the course. If the student brings their current manual to the school the school will issue on the first business day following the class, a $100 refund to the student at the same time the Certificate of Completion is issued to the student at the end of the course. 7 Hour National USPAP Update Course - CE for Appraisers (Required) - $125

(In-Class Required CE)

This course fulfills the 7-hour requirement as established by the Appraisal Qualifications Board (AQB) of The Appraisal Foundation and the Division of Real Estate's required 7 Hours of Appraiser Continuing Education of ACE. - State of Florida Course approval #0007360.

The 2010-2011 edition of this course requires that all students have in their possession during the course a copy of the current USPAP manual. The rule does not say the student needs to own the text but the student must take the text “home with them”. So please bring your text or borrow a text from a friend.
